A: I have been in the real estate industry for over 8 years and my partner grew up in a family of Real Estate people. He has been working with people in foreclosure for over 30 years. Q: What should I expect when I call you Gary? A: Expect me to want to hear your story. At one point everything was fine then something happened to change everything. What happened? What do you want to happen going forward? Q: How do you help people in foreclosure? A: Communication between you and I, we develop a plan together then take action. Each person has a situation that is unique to them, and that is my strength…working with people individually. Q: What is the biggest challenge you see in the process of solving a foreclosure? A: People taking action. People need to take that first step and take focused ACTION. Another challenge is people thinking their loan modification has been approved by their bank only to find it has not been approved & their home is suddenly scheduled for sale at auction again. Consider this statement from mortgage loan.com: Loan modification programs were meant to save the housing market, but new reports show little progress or success. Modified refinance plans and modified mortgages have both been offered to borrowers, but it appears that the loan modification programs themselves need to be modified. Don’t get me wrong there are successful modifications. One just needs to know how to work the system. Q: What is a Modification? A: It is where you negotiate with the bank to reduce your principal balance (rare), reduce your interest rate and or add the late payments to the back of your loan. The government has given banks incentives to modify loans for people. Q: Do you do modifications? A: Yes and No. No because we do not charge people to do a modification for them. I recommend you NEVER pay anyone money upfront to do a modification for you. MOST are a rip off. I can refer you to honest sincere people that I get no kick back from if you want to pay someone to do your modification for you. Yes because we will help you at no charge to help you work your own modification. A modification is not complex; however, they require correctly filled out paperwork, follow-up and a lot of time spent on the phone. If you do not have time for follow-up and time to be on hold with the bank you may want to consider a reputable company do your modification for you. Q: What is a short sale? A: It is when I negotiate with your bank to accept less money than you owe when you sell your home. Q: Is a short sale right for me? A: If you need to or want to sell your home and there is not enough equity to cover the mortgage balance, sales commissions and the other fees related to the sale of your home then yes a short sale is right for you. Q: How can I live in my house for months without paying the mortgage payment when the foreclosure process is only 15 weeks long? A: Some of our clients will do a short sale if they want to or know they have to sell their home and don’t have enough equity to cover the costs associated with selling their home. The short sale process can take months to complete while you continue to live in your home. A plan can be put together that favors a long process or a short process depending on your needs. Q: Do you charge money for your services? A: Most of our services are at no charge such as modification help, short sales, financial planning, credit counseling, help with finding housing if necessary, working with your bank and many other services. We even help people get back into home ownership if they are unable to stay in their current home. Q: How do you make money? A: There are several ways. If we perform a short sale for a client the bank pays us to do that. We make money when we take people full circle and get them back into home ownership by receiving a sales commission from the seller, and sometimes we are able to purchase homes from a bank or private Individuals and restore and sell them.
